We manage your rental as if it was our own. We reserve the right to select which properties we will handle. Fees are negotiated and subject to approval before services are rendered.
Property Condition Requirements
According to California State law, property for rent must be maintained in living condition. Keeping your rental unit in good condition is also the best way to attract "pride of ownership" tenants that will better maintain the property, which in turn can reduce liability and repairs.
Below is a brief checklist of standard property conditions that must be met before property can be advertised for rent.
Clean - free of debris inside and outside - no personal property
Leaks - no leaks anywhere in roof, plumbing, or windows
Heat - working heat source and thermostat
Windows - no broken windows, screens on opening windows, window coverings
Electrical - no exposed wires or extension cords inside or outside
Smoke detectors in every bedroom
Light - all light bulbs working
Appliances - clean and working
Owners may consider purchasing an annual home warranty policy for approximately $300 to cover unexpected problems.
